Deer Brook Village is a family-oriented community
in North Brunswick, NJ, conveniently located
mid-way between New York and Philadelphia.
Built upon 88 acres, the community is bordered by
greenways and wooded areas. Twenty acres is
devoted to recreation and open space.
Our residents enjoy quiet, lush homes that are

• The recreational facilities include a swimming pool, wading area, two playgrounds, community clubhouse, tennis courts, jogging path, basketball hoops and softball field.
• North Brunswick Township schools encourage independent thinking and problem solving.
  Children in grades K - 5 attend Livingston Park School, grades 6 - 8 attend Linwood School and North Brunswick High School is for grades 9 - 12.
• Each occupant, over the age of eighteen must pass a criminal background check.
• Deer Brook Village has an active residents’ association that hold regular monthly meetings to discuss community issues and events.

Costs Of Living in Deer Brook Village
Deer Brook Village is a rent-controlled development with a monthly maintenance fee, which is currently $639.10. The items and services covered by your maintenance fee include:

• Property Taxes
• Landscaping (lawn mowing, tree trimming, leaf pick-up, etc)
• Recreational facilities
• Garbage Removal
• Snow Removal
• Each home has an individual meter for the utilities (gas, electric and water) so each resident will pay only in accordance to their usage
  

Village Guidelines
Residents are guided by a yearly lease to serve in the best interests of the community. All buyers are encouraged to review the lease before purchasing a home. The most frequent inquiries concerning our lease are listed below.

• Homes in Deer Brook Village can not be rented. All homes must be owner-occupied.
• Residents are allowed two pets, but only one of the pets may be a dog.
• Each home may have only two persons per bedroom.
  
• Each home is allowed no more than three vehicles, and all vehicles must be registered and insured.
• No commercial vehicles larger than 1/2 ton may be kept on the premises.
• No mopeds, go carts, mini bikes or motorized vehicles allowed on premises.
